Frank Salt Real Estate wanted to let prospective buyers and renters explore properties remotely through immersive, browser-based AR walkthroughs -- no app downloads, no friction, just open a link and step inside.
The Challenge
Frank Salt Real Estate is Malta's largest and longest-established real estate agency, with thousands of property listings across the Maltese islands. Their agents were spending significant time on in-person viewings with unqualified prospects -- people who, upon seeing the property, realised it didn't match their expectations based on photos alone.
Static photography and floor plans failed to convey spatial relationships, natural light, and the feel of a space. International buyers relocating to Malta were particularly underserved, often making purchasing decisions based on limited visual information or requiring multiple expensive trips for viewings.
The team explored traditional 360-degree virtual tours but found them static and flat. They wanted an experience that felt more like standing inside the property -- one that worked instantly in a mobile browser without requiring any app installation, which would be critical for reaching overseas buyers.
The Solution
We built a WebAR property viewing platform using Three.js and WebXR. Each property listing includes an immersive 3D walkthrough that launches directly in the browser -- buyers tap a link and instantly explore rooms, check sightlines, gauge ceiling heights, and experience natural light patterns at different times of day.
The experience includes interactive hotspots throughout each property: tap a kitchen worktop to see material specifications, tap a window to check the view orientation, or tap the floor plan overlay to jump between rooms. For premium listings, we added a virtual staging feature that lets buyers toggle between empty rooms and furnished configurations.
The platform integrates directly with Frank Salt's property management system, automatically generating AR experiences from professional photography and 3D scans. An analytics layer tracks exactly how prospects interact with each property -- which rooms they explore longest, which features they click on -- giving agents insight into buyer intent before the first in-person viewing.
